Main Steps in House Building

Many people want to build their own house. The dream of moving from an apartment to a house, to spend free time around the house with the family, in a small garden, encourages many people to make sacrifices and compromises to fulfill this dream. Unfortunately, it also brings a lot of fear, problems and many difficulties. For this reason, there are few people that risk asking for a big bank loan to help them start their dream house full of hopes where they will manage to enjoy their own place surrounded by a flowered garden.
The first problem that is encountered is the financial one. Even if you have the land or not, even if you want to do your own design or you have a friend that is an architect, the money that you need to build up a house will be quite a lot because the investment in construction materials is about 200 percent higher than the price for manual labor or the architectural project. In other words, even if you save some money on some aspects, you will still have to spend a lot of money.
This problem can be solved with a bank loan. Even if it’s hard to things this way, if you really want a house, you will make this step. But, before choosing the sum, you have to know approximately how much the construction will cost. Talk with an architect, a constructor and an estate agency (in case you also need a land). You should explain every specialist want kind of house you want to build, with what style, how many rooms you want, with what endowment, etc. and the amount of money you dispose to invest. According to your wishes, the specialists will estimate every step of the construction and you will know how much money you need to get from the bank. Don’t forget to add a certain percentage and unexpected expenses.
You should study many bank offers, make your estimation and advice with all the family. A loan is long term engagement so you don’t want any risks in this situation. And then, if you choose this option, you should try to finish what you wanted with the money you loan.
While you are still working on this first step, you can start looking for a field for your house (in case you don’t already have one). Also it is not the case to hurry up with this. You can either look for it alone, either with the help of relatives and friends, either by going to an estate agency. The decision is yours and you should think about it according with the time you have. Also you should choose a field that has all the utilities for a decent life. Even if the costs are higher, I assure you that the investment worth the effort because to do that on your own you need many approvals, you need time and money.
After you get the loan, you can discuss with the architect. You must find an architectural office to handle the papers. Even the total sum will be bigger; you won’t have to go anywhere. This will take several months and then you can sign a contract with the construction company and to start the work.
